London’s rental market is vast, fast-paced and intensely competitive, so you need to feel comfortable you are being given the best possible advice to ensure you find the perfect home to rent. Here’s how it works:

1. Informal phone call

We start with an initial phone call to discuss your search requirements, location, budget, size and type of property. We also identify any specific needs such as school catchment areas or access to transportation hubs.

Based on this discussion, we will prepare a high level written brief that summarises your needs, our perspective on this and terms for working together. At this point, you decide whether you’d like to proceed.

2. Initiation meeting

Once a selection of suitable properties, both on and off the market have been identified and shortlisted, we will be in touch to arrange a convenient time for us to view them together.

As the rental market moves fast, you may need to be available at short notice. However, previewing the properties ensures that anything that we view together should be a very close match to the search brief, saving precious time.

We also debrief afterward to understand what works and what doesn’t; and we keep looking until we find the right property. Should circumstances require, we can conduct viewings virtually, using FaceTime and similar technologies.

3. Viewings

Once a selection of suitable properties, both on and off the market have been identified and shortlisted, we will be in touch to arrange a convenient time for us to view them together.

4. Negotiating

We will advise and negotiate the terms of the tenancy agreement on your behalf ensuring that you don’t overpay, the search brief requirements are met and that any specific terms are included in the contract.

We advise on a suitable offer price and negotiating strategy; having agreed this with you, we then conduct all discussions with the vendor’s agent.

5. Moving In

Once the tenancy agreement has been signed we are happy to introduce you to our concierge service who can assist with removals, schooling, utilities and general settling in services.
