Buying property is one of the biggest investments you will ever make. With our portfolio of services, everything is easy to understand. We will guide you through the process from beginning to end, keeping you informed and up to date, while responding to your needs every step of the way. We have long term relationships with all the key London agents and developers, giving us preferred access to both on and off market properties We can also connect you to solicitors, mortgage brokers, architects, interior designers, builders and more – pretty much anyone you need to make it easier to buy an apartment or house in central London.

Here’s how it works:

1. Informal phone call

We start with an initial phone call to discuss your search requirements, location, budget, size and type of property. We also identify any specific needs such as school catchment areas or access to transportation hubs.

2. Proposal

Based on this discussion, we will prepare a high level written brief that summarises your needs, our perspective on this and terms for working together. At this point, you decide whether you’d like to proceed.

3. Initiation meeting

The Home Fusion search service is bespoke, unique and personal to each client. So where possible, we meet face-to-face to go into greater detail, building on the information gathered in the initial phone call. It is an opportunity to discuss the market and to better understand the search location. And we agree how we will work together: your communication preferences, availability and so on. All of this information is used to create the search brief on which all the viewings are based. If necessary due to client location or social distancing requirements, we can conduct this virtually.

4. Viewings

Once a selection of suitable properties, both on and off the market have been identified and shortlisted, we will be in touch to arrange a convenient time for us to view them together. Previewing the properties ensures that anything that we view together should be a very close match to the search brief, saving precious time. We also debrief afterward to understand what works and what doesn’t; and we keep looking until we find the right property. Should circumstances require, we can conduct viewings virtually, using FaceTime and similar technologies.

5. Negotiating

Understanding the true value of a property in London can be difficult to ascertain, but diligent research backed up by expertise gained over many years in the London property market ensures we negotiate a realistic price and on terms that meet your needs. We advise on a suitable offer price and negotiating strategy; having agreed this with you, we then conduct all discussions with the vendor’s agent.

6. Buying and moving in

Once your offer has been accepted, our virtual deal team made up of associates who are best-in-class professionals, such as financial advisors, surveyors and solicitors, can get to work to ensure the transaction progresses to completion smoothly and in a timely manner.

We will liaise between all parties, the selling agents, the other side’s solicitor and (where appropriate) the financial advisor. We keep you continually up to date and informed on how the deal is progressing. Closer to completion, we can introduce you to our concierge service who for an additional fee can manage such activities as removals, setting up utilities as well as a settling-in service.

We have many years of experience of working with vetted contractors, including interior designers, builders, architects, technology / audio visual installers and concierge services. We are always available to provide ongoing support to our clients both past and present. It is always a pleasure to hear from them and to assist them in any way we can.
